2nd soil test done?
Found a hole, seems 2nd soil test been done, but only found 1 hole, surely they would have done more than 1, or they forgot to fill this one after doing it.
That's pretty good, our site cost is close to $25k in total, including some retaining wall as well. I'm hoping the 2nd soil test is not going to increase that cost.
Your block looks like a flat block. Don't know why they are using retaining wall. Hope there is no Surprises on the second soil test results. Our block slopes from front to back.
Actually the front of the land is 1.4m lower than the back. We knew it was slopping, just didn't expect it to be that much, I thought it was only about 1m.
I took our own asset protection for the demo but PD will do it for the build, I checked with them & they said it's already included in the contract. Since PD is going to get the asset protection during the building period, I guess they will be responsible to fix it.
Hi After your first soil test, what did PD classify your site as P or H or M?
ReplyDeleteWhat slab are they using?
We are going to build with PD as well and we are also waiting for our second soil test after demo.
Thanks
Yellow
Waffle Slab, not the best out there but guess they don't care, as long as their profit margin is higher.
ReplyDeleteSorry SSAZ I ment is your slab M Class or P Class or H Class slab as your site is a demo site.
ReplyDeleteThey have to do concrete piering to slab plus upgrade to slab mesh, so guess it a really bad class P. $7,771 extra for the slab upgrades.
ReplyDeleteOur first soil test said P Class Site but M Slab $16K.
ReplyDeleteWaiting for the second soil test results after demo.
Did they say P Class slab & mesh after your first soil test or after your second soil test?

ReplyDeleteDid you take your own asset protection permit for both demo and build or did PD take the permimt for Asset Protection.
ReplyDeleteIf the builder breaks the footpath who is responsible?
