Had an onsite meeting with the SS this afternoon. Went through everything on the inspection report & was happy that everything had been fixed with the exception of the front door sill flashing, which I agreed to be done when they are doing the fitting stage.
The brickies been working hard as well, they were onsite on Saturday for half a day & they were onsite today until the rain got too heavy.
The plasterer came to inspect what needs to be done while we were going through the repairs & he said he will start work on Wednesday or Thursday.

Day 58: Yay.... Repairs
Got an email from the SS this morning saying the concreter will be there first thing in the morning to fix the slab & he'll have a meeting onsite with the carpenter to fix the frame. He called back after the meeting with the carpenter & told me they'll do the work on Saturday. We will have an onsite meeting on Monday to go through everything & make sure repairs are done.
Exposed Steel has been covered.
Hanging frame has been fixed.
Meanwhile the brickies been hard at work & has done more work at the side of the house & the garage.

Day 57: Waiting....
Got a letter from Porter Davis, they are claiming 13 additional days due to weather. That's fine with us, we'll still get the house completed before Christmas.
The brick work continues today, they did a bit more at the side & they started on the garage. The only problem is that part of the garage is where 1 of the issue is - the lintel/beam in front of the garage has to be tied down to the wall stud then in turn the wall stud is to be tied down to the slab.
I had a chance to talk to my clients who happen to be concreters who do a lot of jobs for major builders. All they said was that our slab problem was an easy issue to fix providing the brickwork is not done yet. They even offered to fix it for me, however I believe I can't bring in my own contractor.
On another positive note, my CSC forwarded my email to a construction manager who said he'll follow up on the issues with the SS. Fingers crossed this will speed up the repairs.

Day 56: Brick, Site Meeting with SS & Pre-Plaster Inspection.
The Brickies started work today, 2 of them. Was watching them for about an hour & I reckon they did a good job. I was informed by the SS that it will take them about 3 weeks to finish the brick work.
The Solar for the hot water has been installed.
Wall insulation has been installed.
Had a site meeting with the SS. I showed him all the issues New Homes Inspections found with everything up to frame stage.
This has to be fixed before brick/plaster are done. Brickies have started work & Plasterers are due to start tomorrow.

Rob from New Homes Inspections came to do pre-plaster inspection late this afternoon. His verdict was the house is well built with not many defects.
There are only 4 additional items that need attention:-
1. The timber doorframe to the Front Entry had not had a sill flashing installed to it.
2. The stud behind the bathroom & ensuite shower bridge has been checked into by more than the allowable standard.
3. The chipboard flooring to support the heating unit has been installed directly down onto the tops of the truss bottom chords without the required bearer.
4. No sarking installed under the lower ends of the roof trusses, which top chords measure 6,770mm down their lengths.

Day 55: Bricks Delivered
Bricks were delivered today. Our selection is Boral Kurrajong. We would like to get Mocha but we cannot get flushed or ironed for the mortar, so we chose Kurrajong instead.

The frame at the back of the house is about 25mm over the slab, still waiting for this to be fixed as well.
Going to meet the SS onsite tomorrow afternoon, hopefully he can enlighten me of what he's going to do with the slab & frame.

Day 51: Doors installed
Doors are installed & locked, couldn't get inside the house anymore.

Plumbing for Evaporative Cooling was done but it was put at a wrong spot, it should have been toward the back of the house instead of the middle of the house.

Day 49: Bifold Door & Electrical
Electrical Wiring has been roughed in.
The bifold door to the alfresco has been installed.
Emailed the SS this morning just to follow up with the inspection report. He emailed me back saying those are only minor issues. I told him that I know they are only minor defects but I still want them to be fixed properly. He confirmed that they will be fixed before they finish the lock up stage.
I also made an appointment with the SS to meet on site next week. Plasters supposed to start sometime next week & I would like to go through the house before then. Independent Inspector is also booked for next week for pre-plaster stage.

Day 48: Wrapped
The house has been wrapped today.
Still trying to talk to the SS, he hasn't been answering my phone & hasn't been returning my messages. I've been sending messages to the CSC through 24/7, at least that way I have a record of everything that I've send them. I guess they are banking on us being eager to move into the new house & will eventually forget about the inspection report. Too bad for them, I'll stick to them to fixing all the defects & if they have to tear the house down again to do that, I'll be willing to wait for them to do that.

Day 46: Not much done & still waiting for SS to respond to Inspection Report
Roof Tiling done. 2 independent inspectors went through the house & checking their future bedrooms :)
Water pipes done, can see all the connections through the house to the bathroom, ensuite & kitchen.
1 of the item highlighted by the inspection report. Still waiting for the SS to call back. I demanded that they give me a writeen response to the inspection report on how they are going to fix them & I reqested for an on site meeting with the SS to show me what's been done once they've fixed them.

Plaster boards were delivered & put in the living room. Guess they are doing reverse build.

Day 44: Plasterboard Delivered? & Inspection Report
A truck & 2 guys delivered plasterboard. Is it normal? Brick hasn't been done, electrical, insulation, etc haven't been done yet. Will call the SS tomorrow to check with him. Probably they are going to do reverse build which I think may not be a good idea with the amount of rain we've been getting.
Rob from New Home Inspections emailed me the inspection report, not too bad, only 5 things to be fixed:-
1. Steel reinforcement bars have not been properly position prior to concrete pour and as a result have not been covered with concrete & remain exposed to the elements.
2. The roof beam across the front garage door opening have not been tied to the wall studs and plates, which in turn have not been tied down to the concrete slab.
3. The floor slab has been boxed & poured short along the rear wall of the house which left the bottom plate of the wall frame overhanging the edge of the floor slab by up to 25mm.
4. The internal wall studs and plates, a number of which are load bearing, have been notched into by up to 32mm for the installation of their diagonal metal angled bracing.
5. The diagonal speedbracing that runs across the tops of the trusses has not been fixed to the wall top plates correctly.
Emailed the report to PD & waiting for their reply.

Day 43: Roof Tiles Started & Frame Stage Inspection
Roof Tiling started today, a day earlier than scheduled. Probably due to weather forecast is "rain & windy" for tomorrow.
Frame inspection carried out today. Went on site this afternoon but Rob from New Home Inspections didn't turn up, called their office & was told he had done it at 11am. They had written in their diary that I wasn't going to be there & they had a cancellation so he did it early. The thing is I have never told them I wouldn't be there for the inspection. Rob called me & told me there were few things needed fixing but nothing major. He said Porter Davis been pretty good lately. Waiting for the report now.

Day 40: Went on site to check how it goes
Went on site this morning to see how the frame goes. Some of the wood used for the frame need to be replaced, I think. We'll see what the inspector will say on Wednesday.
This is where the bath tub going to go.
A small backyard that we are going to have, not sure what we are going to do with it, probably will have to build a retaining wall.

Day 37: Roof Trusses & Windows
The SS called me this morning, he told me Frame Stage will be completed by Monday, weather permitting. Then they'll do the guttering on Tuesday. Thursday & Friday next week they'll put up the roof tiles.
Windows have been delivered & should be put up soon.
Roof Trusses delivered today & the carpenters have done an excellent job putting them up. It seems that we are on schedule to finish the Frame Stage by Monday.
Check my 24/7 & they have updated the status to "Frame Complete".
Called my independent inspector, New Home Inspections, & made a booking to inspect everything done up to the Frame Stage on Wednesday. It will be Rob instead of Kevin that will do the inspection simply because Rob is living nearby.
