
Rob from New Home Inspections emailed me the inspection report, not too bad, only 5 things to be fixed:-
1. Steel reinforcement bars have not been properly position prior to concrete pour and as a result have not been covered with concrete & remain exposed to the elements.
2. The roof beam across the front garage door opening have not been tied to the wall studs and plates, which in turn have not been tied down to the concrete slab.
3. The floor slab has been boxed & poured short along the rear wall of the house which left the bottom plate of the wall frame overhanging the edge of the floor slab by up to 25mm.
4. The internal wall studs and plates, a number of which are load bearing, have been notched into by up to 32mm for the installation of their diagonal metal angled bracing.
5. The diagonal speedbracing that runs across the tops of the trusses has not been fixed to the wall top plates correctly.
Emailed the report to PD & waiting for their reply.
